A new landmark is set to rise in the bustling uptown district of Cagayan de Oro City. Last Friday evening, June 24, 2016 was the grand launching of the new landmark in town the Italian-designed Primavera City by Italpinas.
Primavera City is the company’s follow-up to its briskly sold out Primavera Residences. Designed by Italpinas Chairman and COO Romolo Nati, his plan for a uniquely shaped, seven-tower mixed-use project is poised to be a new landmark in the city.
Work on Primavera City’s two-tower Phase 1 has already begun. Expected to cost some P653 million, the 11-storey buildings are planned to be integrated, comprising residential for the 9 floors, office space and commercial areas for the ground and second floor.
Primavera City lies in a Philippine Economic Zone Authority or PEZA zone and expects to land business process outsourcing locators and other business seeking to tap the university town’s rich talent pool.
It is part of uptown CDO, an area which has seen an influx of homes, schools, shops and offices moving away from the crowded downtown area.
Living in Italian elegance is the epitome of luxury with ornate and gorgeously-gilded decorations, design for only the highest quality furnishings and design.
Italian design emerged in two schools of design, the Old world ornate Italian and the Modern Italian. We don’t know why Italian designs are great either because of its old Italian history or simply good taste that runs in this gene-pool that Italian’s really knows how to design a house.
In Cagayan de Oro City you can experience one of the best Italian designed buildings here. That is the Primavera Residences in uptown CDO. It is a well designed modern Italian architecture condominium twin tower designed by Italian architects who ventured here in the Philippines.
The building receives several awards because of its green, functional and beautiful designs. With its great success of its first condominium project here in the city, they are now venturing into another more bigger project. The Primavera City which will be located also in uptown CDO just beside the SM City Mall and along Pedro Oloy Roa Avenue.
It is an integrated seven-tower building for commercial, office, residential and hotel complex. This month particularly on June 24 2016, it will ground break its first two towers. Twenty years ago, Uptown Cagayan de Oro was a grassland where cattle’s roam around the area. Today, it has transformed into a booming area with various establishments and it’s central business district, the former CDO ranch of Mayor Oloy Roa – Pueblo de Oro Business Park.
Located in Pueblo de Oro Business Park are luxury car distributors BMW and Peugeot as well as SM City Mall CDO, one of its pioneer locators. Concentrix Call Center is also located in the area, fronting Primavera Residences. Pueblo de Oro Business Park is a PEZA accredited zone which means business establishing in the area are exempted from tax for several years.
Also located in the Uptown Area are government offices such as DILG, DSDW and DepEd. Schools are also present such as Xavier University, Corpus Christi and Rosevale. Apart from the businesses, offices and schools established in the area, people have also preferred to live in Uptown Cagayan de Oro due to its high-class residential establishments such as Xavier Estates, Pueblo de Oro Township and the first ever sustainable condominium in the city – Primavera Residences.
More developments are coming in the area in the next years. Hospital, bank offices, diversion roads, convention center and sports complex will be present very soon. The most exciting among them is the rise of a new groundbreaking project developed by Italpinas Development Corporation. Primavera City, an integrate seven-tower building for commercial, office, residential and hotel. It’s first phase, the first two towers, will ground break this coming June 24, 2016. The building is set to be located before SM City Mall. Living in a condo is a dream come true for most of us who are working and living in most urban cities in the Philippines.
Living in a condo makes your day-to-day life more efficient and convenient because like in the Primavera Residences in uptown Cagayan de Oro City it is just across SM City CDO. Going to the grocery is so convenient, when you forgot something to buy, you just cross the road to go to the grocery or buy something in the mall.
A clean surrounding and a secure place is another advantage of living in a condo. You don’t need to hire or have someone with you to attend your house since that is already taken cared of by the condo management specially when managed by IDC condos. Elevators and the lobby have security systems in place to identify who are going in and out of the condominium building.
With its efficient floor plan designs its quite easy to maintain and live in a modern and minimalist lifestyle. For me living in a condo has many advantages since almost everything is just a stones throw away. If you are hungry and very tired to cook you can just go down and order food from restaurants. If you want to go swimming you can go to the pool within the building.
All this can be realize if you choose the right condominium project. If you are planning to buy and ready to stay in a condo living lifestyle be sure to checkout the advantages and features I mentioned above to be satisfied of what condo living should be.
Cagayan de Oro City uptown area is the new place to be. With its clean and flood-free advantage it would be the next business hub of the city.
Primavera City beckons above the city
Primavera City is a groundbreaking project of Italpinas Development Corp. (IDC) which is situated at Uptown Cagayan de Oro City. With its eco-friendly building features, it is getting good reviews from property experts and also due to its prime location.
“One of the goals of IDC since its birth is to be a catalyst of growth and sustainable development in the country’s emerging cities. This is why we choose our locations carefully; we want to put our unit buyers and investors at the heart of the next center of development in a city. That vision is exemplified in the Primavera City,” IDC Chairman and COO Romolo Valentino Nati, an Italian architect, said.
Consider this: Primavera City is in a master-planned community 110 meters above sea level, within a preserved rainforest, and in the middle of major establishments in the uptown area, such as SM CDO Mall, Xavier University- Ateneo de Cagayan, the world-class Pueblo de Oro Gold Course, Manresa Farm, regional offices of Department of Education, Department of Interior and Local Government, Department of Social Welfare and Development, hotels and banks.
“Our property is located in the area where major developments are ongoing or headed, such as government offices, BPOs, regional bank offices, hospitals, Xavier University world-class sports complex, and the construction of a major road leading to Bukidnon and another to Laguindingan from the uptown area of Cagayan de Oro,”IDC President Jose “Jojo” D. Leviste III said.
Leviste, a lawyer, stressed Primavera City is perfect for both first time home buyers and investors, as it is now being trumpeted by business organizations as a premium location.
For business locators, the Primavera property is an accredited site of the Philippine Economic Zone Authority (PEZA). This means they can enjoy fiscal and non-fiscal incentives given by the government through PEZA, including up to eight years of income tax holidays and the option to pay the lower 5-percent income tax in lieu of all national and local taxes, plus the hiring of foreign nationals, among others.
Located at the Pueblo de Oro Business Park, Upper Carmen, Cagayan de Oro (beside SM City Cagayan de Oro), Phase 1 of the project entails an investment of about P653 million for two towers. When fully completed, Primavera City is planned to consist of seven green buildings including a high-rise tower.
The two integrated multifunctional buildings (commercial, office, residential) with 11 floors each of Primavera City Phase 1 is set to be launched in the second quarter of the year. It is designed to have 337 units, 57 of them commercial units; 231 are studio-type; 22 are one-bedroom units, and 27 are two-bedroom units and around 100 parking slots in the basement. Their average sizes are 50 to 60 square meters (sqm) for commercial units, 28 sqm for studio-type units, 47 sqm for the single-bedroom units, and 70 sqm for the two-bedroom units.
Uptown CDO is only 45 minutes away from Laguindingan Airport. There are residential establishments in the area, including the Xavier estates and Pueblo de Oro Township. It is a traffic-free and secure location, with police and fire stations located within the area. It is a preferred location of the expat community.
“CDO is the place to be right now down South. It ranked as the 2nd in the next wave cities of the Philippines according to the Department of Science and Technology-Information and Communications Technology Office (DOST-ICTO), 3rd in the select group of 10 in the Fastest Growing Cities in the Visayas and Mindanao area, and the 2nd on the list of 10 Most Livable Cities in Mindanao,” Nati emphasized.

Condominium projects are sprouting all over Cagayan de Oro City nowadays – thanks to the growing economy of the Philippines – more investments are spilling over the city.
With so many options, newbie condo buyers will have a hard time choosing and deciding on what to buy.
But one thing that most condo buyers seldom consider in deciding to have their first units – that I learned when my family bought a condo unit in Metro Manila back then – is the monthly maintenance cost.
The upcoming Primavera City of Italpinas Development Corporation (IDC) is the true answer to having a state-of-the-art yet a low maintenance condo unit.
Powered by its own solar power plant, owning a unit on this condominium project will definitely have a lower monthly maintenance cost as the management could produce green energy from the sun which they will pass on to the condo units.
The innovative design of the building lessens its dependence on expensive power from the local grid.
IDC President Jose “Jojo” D. Leviste III said that by investing in an economically sized solar-power system, the residents of Primavera City will enjoy a lowered cost of living as the system contributes solar power to the building’s various functions.
The Primavera City will launch in the second quarter of this year and its Phase 1 involves the construction of two towers of integrated multifunctional buildings (commercial, office, residential) project with 11 floors each.
Located at the Pueblo de Oro Business Park, Upper Carmen, Cagayan de Oro (near SM City Cagayan de Oro). Phase 1 of the project entails an investment of about P653 million for 2 towers. When fully completed, Primavera City will have 7 green buildings including a high rise tower.
The first two towers of Primavera City Phase 1 are designed to have 337 units, 57 of them commercial units; 231 are studio-type; 22 are one-bedroom units, 27 are two-bedroom units and around 100 parking slots.
Their average sizes are 50 to 60 square meters for commercial units, 28 sqm for studio-type units, 47 sqm for the single-bedroom units, and 70 sqm for the two-bedroom units. This would surely be an exciting condominium project in the city that’s worth investing in.
